President's Message

As a REALTOR®, I can’t help but feel optimistic, yet guarded about conducting business in the future. It is hard to replace that face-to-face interaction in the course of helping customers. However, amid the coronavirus pandemic, I am finding a silver lining. Like all of you who have transitioned to a work from home environment, it has been the nudge that some of us needed to start embracing the full capabilities of technology. This situation has prompted NABOR® to offer more online classes that teach REALTORS® how they can adapt to our new working environments and adjust to getting back to business. Preparation is important as we transition into using new technologies. A few months ago, who thought ZOOMING would become essential? Or virtual showings? Or eSign? 
 
Despite the day-to-day-changes, NABOR® has not wavered on delivering consistent excellence every step of the way. Since safety and security is our highest priority, we have established new safety measures to protect you and staff as you return to the Board to conduct essential business. I am so proud that members are finding safe ways to serve the needs of home buyers and sellers as we all adjust to this new normal. Thank you for all your efforts now and what we know we will see in the weeks and months ahead. You have demonstrated support for one another, your customers, and your community.
 
I am not alone in being grateful for the charitable work NABOR® has quietly done. I’ve received emails from first responders and health care professionals who received meals funded by the Board. The organizations who received the hundreds of crates of corn we helped deliver are grateful to NABOR® for helping them feed many families. The students will be pleased and grateful as well for the the school supplies NABOR® provided to them.
 
The work real estate professionals are doing is essential to families throughout the Naples area who need our help with their real estate transactions so we all need to adapt. During this overwhelming and difficult time, you have stayed true to who we R. Please take care of yourselves and your loved ones. I know we will get through this challenging time - together.

SHORT-TERM VACATION RENTALS REOPEN WITH RESTRICTIONS
Based on direction from the Collier County Board of County Commissioners at its meeting on May 26, 2020, Collier County submitted an amended Vacation Rental Safety Plan for Collier County to the Department of Professional Regulation (DBPR) for approval. We are pleased to announce that the revised plan has been approved. 
 
The amended plan removes the restriction that reservations and stays will be allowed for Florida residents only. The revised plan allows renters from all US states except guests from areas identified by the Governor as high risk, through Executive Orders (currently EO 20-82 New York, New Jersey, Connecticut and EO 20-86 Louisiana.) International visitors are prohibited. View the amended plan in the link below.

REALTOR® members are cautioned to use an abundance of care in renting and listing vacation rental units at this time to protect themselves and their customers against vacation rental violations, and are reminded to check with their Broker for office policy pertaining to vacation rentals. LIVE OPEN HOUSE INPUT IS NOW AVAILABLE IN MATRIX
Last week, Florida REALTORS® submitted a comprehensive COVID-19 Live Open House Guide to the Surgeon General’s office for consideration and it has been approved. It is recommended that virtual open houses be used whenever possible. However, if it is determined that holding a virtual open house is not the best option, you can now schedule a "live" open house in Matrix.

Unemployment Update
If you submitted an unemployment application on or before April 4, YOU NEED TO APPLY AGAIN. If you submitted an application on or after April 5, you DO NOT need to reapply. In both cases, independent contractors will be denied state benefits; once denied, the Fla. Dept. of Economic Opportunity will contact you with instructions on applying for federal benefits. All four versions of the Exclusive Right of Sale Listing Agreement (ERS) and the Exclusive Brokerage Listing Agreement (EBLA) have now been updated to reflect NAR’s Clear Cooperation Policy, by Meredith Caruso.

The new mandatory MLS Rule 8.0/Clear Cooperation came into effect May 1. This rules how "Pocket", "Coming Soon" and "Office Exclusive" listings can be advertised.
